Tenant Requirements

Required Documentation

  • Valid Government-Issued ID
  • Comprehensive Equifax Credit Report
  • Two Most Recent Pay Slips
  • Recent Letter of Employment

Student-Specific Requirements

Students are typically required to provide an official Letter of Enrolment from their institution. Additionally, a guarantor is often necessary to secure the lease in a competitive market.

Rent Upfront & The Residential Tenancies Act

While some landlords may ask for rent upfront, it is important to know that under the Residential Tenancies Act, landlords cannot legally require more than last month's rent. I will only suggest offering additional rent if it is clearly in your best interest to secure a property and you are completely comfortable doing so.

Understanding the Guarantor Role

A guarantor is a third party who co-signs the lease and assumes responsibility for rent payments and damages if the tenant is unable to fulfill their obligations. Their role is to provide landlords with additional security, and they must undergo the same financial verification process as the tenant.

Rental Timelines

The ideal search timeline is usually about six weeks before your move-in date. Starting three months out is often ineffective, as units won't be available yet. We'll discuss your specific goals to find the perfect starting point.

Fall & Winter Seasons

A quieter season with less competition and often lower prices. This is a great time to search if you have flexibility, as there are fewer students and families in the market.

Spring & Summer Market

The busiest time of the year. While inventory is high, so is competition, particularly with students returning to school. We'll need to be highly prepared to secure a unit during these months.
